Hoods Hideout, Houndsgate
Nottingham
Vacant for over 12months, this city-centre property was purchased, progressed successfully through planning, fully renovated and occupied all within 17 months. Located within one of Nottingham’s important conservation areas, the planning process was by no means simple as part of the property was Grade II listed and situated at the foot of Nottingham Castle. This change of use scheme from A1 to C4 use was dealt with efficiently and accurately from start to finish, resulting in this impressive student accommodation totalling over 15,000 sq ft. The scheme is now home to 57 residents across 11 self-contained luxury apartments. Delivered ahead of time and on budget this project utilised all of the groups professional resources and contacts to deliver a scheme we are immensely proud of.
4 Stanford Street
Nottingham
This Nottingham city centre former office block, previously occupied by Nelson Solicitors was purchased in 2015. A successful planning application for a change of use from A1 to C4 was achieved soon after. The conversion was started in January 2016 with practical completion and occupation in September 2016 for its 38 residents. Spread over 11,000 sq ft, this modern student development compromises six self-contained luxury apartments with a high-spec finish, delivered on time and under budget.
Waverley Centre
Nottingham
This former NHS healthcare site was promoted a successful planning process in 2014 to achieve permission for 8 self-contained luxury apartments within a highly sought after residential area within Nottingham city centre.
22-24 Market Street
Nottingham
Unoccupied for over 4 years and partly derelict, this Grade II listed building was converted into a luxury self-contained student HMO apartment with ground floor commercial / retail space in 2014. Planning permission obtained successfully in 2013.
1 Bingham Road
COTGRAVE, NOTTINGHAM
Specifically chosen for its strategic position within a pretty commuter village, this former cottage was taken through an extensive planning process in 2013 to convert the property into a unique commercial unit for a local estate agency and complimented with three self-contained luxury cottage apartments. This project provided some intricate planning hurdles, as is to be expected with a conversion and change of use within a village location, but resulted in a successful, sympathetic scheme exactly executed as initially intended. The project has proven to be a huge success for the occupant of the commercial space and the residents of the apartments thoroughly enjoy the original features retained within the cottages.
Clarendon Street & Talbot Street
Nottingham
Once occupied by one of Nottingham’s most recognised accountancy firms, these two adjacent properties were subject to a detailed planning application in 2012 for the conversion of two independent buildings in office use, to two self-contained, six bed luxury apartments, conversion of an upper floor to residential retaining commercial below and the conversion of an existing brick store into a luxury residential coach house. The scheme is situated in one of Nottingham’s predominantly professional areas and with the conservation restrictions to consider, this planning process proved challenging. However, the team obtained successful permission in a relatively short time frame resulting in a great scheme that was purchased, completed and occupied 18 months later.
